Whiteplains Homeowners Association

The Whiteplains Homeowners and the Whiteplains Homeowners Association had a scheduled, called meeting on November 18, 2002 at John and Vicky Gardner’s garage.

The meeting was called to order by Mr. Perry at about 7:10 p.m.

  1. The Minutes of the September 9, 2002 meeting were approved. Closed.
  2. The Treasurer presented the financial status of the Association. Details are available from the Treasurer. Closed.
  3. The Treasurer presented a proposed budget for 2003. After some debate and changes the Budget approved the budget. Details are available from the Treasurer and the budget will be presented at the Annual Homeowners meeting in January 2003. Closed.

    The Treasurer reported there are three unpaid dues: Dawson and Lambert for Homeowners Fees and Burns for aviation fees (two years.)

    The Board discussed and acknowledged that it is going to cost more to collect the open fees (via the Courts) than we will receive. However, the Board felt there is no choice and that the community should be made aware of the cost involved vs. the fees received.

  4. Report on Committees followed with a report by Rich Mochak on the Entrance Committee. He is continuing to work on the irrigation system to repair, document, improve and balance our irrigation system to the needs of the plants. He is continuing to work on the keypad column. Closed.
  5. Niel Bonacum updated The Board on the Legal Case involving Fred Burns in reference to actions and reactions of both parties. Niel has hired a new attorney to represent the contractor and we should expect some more activity in the near future.
  6. There was a brief discussion concerning the Fall 2002 Newsletter. Dennis Perry will do a short letter / newsletter in first week in December. He will hit the highlights of the activity in the community and announce the annual Homeowners Meeting in January. Further Dennis indicated the agenda for the annual meeting would be light, since there are no elections.
  7. Business by letter from the Homeowners: None reported.
  8. There will be a community dinner at the Gardner’s December 13 and the next meeting was sent for January 21, 2003.

The meeting was adjourned about 8:21 p.m.
